Letter of Zoning Compliance

Zoning Verification Letters are issued for informational purposes to support a real estate transaction. These letters verify the zoning district of a property and any special overlay districts. They may also provide a list of allowable uses; they may indicate whether there are open zoning violations and whether or not a specific proposed use can be permitted. If requested, with research, Zoning Verification Letters can further verify conformance or nonconformance of existing structures or uses on site, existence of variances or valid special permits, neighborhood context, additional development history. There is a $100 fee for each Zoning Letter of Compliance.  This fee is used to offset the staff time involved in gathering and preparing the necessary information. Most letters will be completed within 5 business days. The letter will be uploaded to the portal and emailed to the applicant.

The letters do not include information related to building permits or Certificates of Occupancy; for this information contact the Town’s Inspection Department.  Please contact ONWASA for information related to the provision of public water and sewer.

 

TO MAKE AN APPLICATION:  

The Planning Department uses the Citizenserve portal to accept all Planning and Zoning applications. Please create an account to submit applications.

  1. After logging on, you should be able to request a Letter of Zoning Compliance
  2. Choose the “Project Type" and choose “Letter of Zoning Compliance”.
  3. Choose the "Sub Type" and choose “Letter of Zoning Compliance”.
  4. Type in any specific information required in “Project Description”
  5. Type in either the address or parcel number in “Address or Parcel #”
  6. Hit the “FIND ADDRESS” button, which will bring you to the next page, at the bottom, hit the “SUBMIT” BUTTON”, which will take you to payments to pay for the “letter of Compliance.”
